How to Use This Flood Insurance Calculator
Select your Flood Zone (find it at msc.fema.gov using your address), enter your Property Value, and choose your Building Type and Foundation Type. The calculator estimates your annual NFIP premium based on these factors.
Note that NFIP caps residential building coverage at $250,000 and contents coverage at $100,000. For higher-value homes, private flood insurance can provide additional coverage above these limits.

Required by federally backed lenders for properties in high-risk zones (A, AE, V, VE). Optional for Zone X but still recommended — about 20% of flood claims come from properties outside high-risk zones. Even low-risk areas can flood.
NFIP flood insurance has a 30-day waiting period before coverage begins. Exceptions: coverage is effective immediately if purchased during a loan closing, or if you're renewing an existing policy. Don't wait until a storm is forecast — it's too late.
Building coverage (up to $250,000): foundation, electrical, plumbing, HVAC, flooring, appliances, paneling, and cabinets. Contents coverage (up to $100,000): clothing, furniture, electronics, washer/dryer. Not covered: temporary housing, landscaping, swimming pools, decks, or basement improvements.
Yes. Any property in a community that participates in the NFIP can purchase flood insurance, regardless of flood zone. Zone X preferred risk policies are significantly cheaper. Private flood insurance is also available for any property and may offer better rates in low-risk areas.
