Home Renovation Calculator
Estimate renovation costs for kitchens, bathrooms, additions, and more. See cost ranges by quality level and estimated return on investment at resale.
How to Use This Renovation Calculator
Select your Project Type from the dropdown (kitchen, bathroom, addition, etc.) and choose a Quality Level — budget uses economy materials and DIY labor; mid-range uses standard professional work; high-end uses premium materials and custom craftsmanship.
For projects measured by area (kitchen, bathroom, addition, basement), enter the Square Footage of the space. For whole-system projects (roof, HVAC, windows, siding), the estimate is based on typical whole-home costs. All estimates are national averages — local labor costs can vary 30–50%.
How Renovation Costs Are Estimated
Quality Factors:
Budget: 0.7x (economy materials, some DIY)
Mid-Range: 1.0x (standard professional work)
High-End: 1.6x (premium materials, custom work)
ROI % = Value Added at Resale ÷ Project Cost × 100

Example: Mid-Range Kitchen Remodel
200 Sqft Kitchen — Mid-Range Remodel
| Project | Minor Kitchen Remodel |
| Square Footage | 200 sqft |
| Quality Level | Mid-Range |
| Estimated Cost | $30,000–$50,000 |
| Mid-Point Estimate | $40,000 |
| Estimated ROI | 80% |
| Value Added at Sale | ~$32,000 |
| Net Cost After ROI | ~$8,000 |
A minor kitchen remodel (new appliances, countertops, cabinet refacing, flooring) offers the best ROI of any renovation. Major kitchen remodels with full cabinet replacement and layout changes cost more and return less as a percentage of investment.
