First-Time Buyer Relief

First-time buyers in Scotland benefit from a higher nil-rate threshold of £175,000 (compared to £145,000 for standard buyers). This relief saves up to £600 for eligible first-time buyers.

Additional Dwelling Supplement (ADS)

Buying a second home or investment property in Scotland attracts ADS — a 6% surcharge calculated on the full purchase price (not just the slice above a threshold). This is applied in addition to the standard LBTT bands.

Land and Buildings Transaction Tax (LBTT) replaced UK Stamp Duty Land Tax in Scotland in April 2015. It is administered by Revenue Scotland (not HMRC) and applies to all residential and commercial property transactions in Scotland. You must file an LBTT return within 30 days of the effective date of the transaction.
The Additional Dwelling Supplement (ADS) applies when you buy a second or subsequent residential property costing £40,000 or more. The ADS rate is 6% of the total purchase price (not just the portion above a threshold). So on a £200,000 BTL purchase, ADS = £12,000 on top of standard LBTT of £1,100, totalling £13,100.
